What is Carpet area vs super built-up area?
Carpet area and super built-up area describe different area bases, so they should not be compared as though they are interchangeable. RERA defines carpet area as net usable floor area with specified inclusions and exclusions. Super built-up area commonly adds shared-space allocations, whose method developers should explain clearly in plans and cost sheets.
Under RERA section 2(k), carpet area includes internal partition walls and excludes external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces.
Super built-up area is not the statutory carpet-area definition. Do not infer usable space from a fixed loading percentage or substitute a land unit conversion for an architect’s area calculation.
Why it matters in Indian real estate
A Bengaluru 3 BHK landing page should identify the area basis beside its sq ft figure, with approved plans explaining the separately stated balcony and other spaces.
