The real estate AI glossary

Plain definitions of the terms that decide whether a real estate campaign works.

A

Video & Creative
Ad creative fatigue
Ad creative fatigue is a decline in an advertisement’s effectiveness after an audience has repeatedly seen the same message or visual. In property campaigns, falling enquiry quality or engagement may signal fatigue, but pricing, audience overlap and delivery changes can also cause deterioration. Diagnose the cause before replacing every asset.
AI Sales Agents
AI in real estate
AI in real estate is the use of artificial intelligence to market, sell and manage property. In India it is most used for instant AI sales agents that answer and qualify enquiries, AI-generated property video and creative, lead scoring, CRM automation and answer engine optimisation.
AI Sales Agents
AI sales agent
An AI sales agent is software that holds sales conversations by voice or chat. In real estate it replies to enquiries within seconds, answers project questions from an approved knowledge base, qualifies buyers on budget, timeline and intent, and books site visits or hands hot leads to a human.
Video & Creative
AI-generated property media
AI-generated property media is imagery, video or copy created or enhanced with generative AI tools, such as lifestyle scenes, amenity visualisations, walkthrough edits and ad variations, produced from approved plans and renders and labelled as artist’s impressions where appropriate.
Websites & Landing Pages
Answer engine optimisation (AEO)
Answer engine optimisation (AEO) is the practice of structuring a website’s content so that AI assistants and answer engines (such as ChatGPT, Google AI Overviews, Perplexity and Claude) can find, understand and cite it when answering questions.

C

CRM & Automation
Call tracking
Call tracking connects inbound or outbound phone activity to an enquiry and, where the setup supports it, to its marketing source. Real estate teams use it to review missed calls, response attempts and sales outcomes. A logged call is an activity record, while contact, qualification and a completed visit remain separate results.
Property basics
Carpet area vs super built-up area
Carpet area and super built-up area describe different area bases, so they should not be compared as though they are interchangeable. RERA defines carpet area as net usable floor area with specified inclusions and exclusions. Super built-up area commonly adds shared-space allocations, whose method developers should explain clearly in plans and cost sheets.
Video & Creative
CGI render
A CGI render is a computer-generated image made from a digital model of a building, interior or landscape. Developers use renders to explain design before construction is complete. The image should follow approved plans and be identified as an impression where appropriate, so buyers can distinguish proposed features from existing conditions.
Launch Campaigns
Channel partner
A channel partner is an authorised intermediary who markets or sells a developer’s property inventory under agreed commercial terms. In India, partners can introduce buyers, arrange visits and support negotiations. Developers should define lead ownership, approved project information and commission terms, and verify applicable agent registration requirements before the relationship starts.
Performance Marketing
Click-to-WhatsApp ads
Click-to-WhatsApp ads invite a person to start a WhatsApp conversation from an advertisement. For a property project, they move the first question into chat, where the team can share approved information and offer a site visit. An ad click is not the same as a completed conversation or qualified lead.
Performance Marketing
Cost per booking
Cost per booking is the marketing cost allocated to each confirmed property booking in a defined period or lead cohort. It connects campaign spending to a commercial outcome. Developers should state which costs and cancellations are included, because media-only cost per booking differs from the fully loaded cost of acquiring a buyer.
Performance Marketing
Cost per lead (CPL)
Cost per lead (CPL) is total advertising spend divided by the number of leads generated in the same period. In real estate, CPL alone is misleading: cheap leads often include wrong numbers and unqualified browsers, so it should be read alongside cost per qualified lead and cost per site visit.
Performance Marketing
Cost per site visit
Cost per site visit is the total marketing spend divided by the number of completed site visits in the same period. It is a more reliable real estate performance metric than cost per lead because a site visit is the strongest leading indicator of a booking.
CRM & Automation
CRM automation
CRM automation uses rules and AI inside a customer relationship management system to route leads, schedule follow-ups, send messages, update stages and report results without manual work, so no lead is left without a next step.

D

CRM & Automation
Drip campaign
A drip campaign is a sequence of messages sent at planned intervals or in response to a lead’s actions. In real estate, it can provide project information across a longer decision cycle. The sequence should respect permission, stop when the buyer opts out, and change when the conversation or sales stage changes.

E

Launch Campaigns
Expression of interest (EOI)
An expression of interest is a prospective buyer’s indication that they want further information or consideration for a property project. It is not automatically a booking, allotment or sales commitment. Developers should state the terms clearly and check registration requirements before any project promotion, invitation or collection connected to an EOI.

I

Launch Campaigns
Inventory velocity
Inventory velocity describes how quickly a defined set of available property units is being sold or booked over a stated period. Developers use it to plan pricing, campaign focus and sales capacity. State whether the measure counts provisional bookings, confirmed sales or collections, and separate releases and cancellations from demand.

L

Websites & Landing Pages
Launch microsite
A launch microsite is a focused website for a specific property project, phase or campaign. It presents approved information and a clear enquiry or site visit action without the distractions of a multi-project corporate site. Developers use it to align ads, project disclosures, source tracking and lead routing for a defined launch.
CRM & Automation
Lead leakage
Lead leakage happens when a genuine enquiry fails to progress because capture, assignment or follow-up breaks down. It is an operational loss rather than proof that the buyer rejected the project. Developers can investigate leakage by checking whether every source reaches the CRM, every lead has an owner and every open lead has a next action.
CRM & Automation
Lead nurturing
Lead nurturing is the process of helping a potential buyer make progress through useful information and appropriate follow-up before they are ready for a sales decision. For developers, it means addressing specific objections about budget, location, possession or approvals. It differs from repeated promotion because each interaction should serve the buyer’s next question.
AI Sales Agents
Lead qualification
Lead qualification is the process of checking whether an enquiry is a genuine buyer who fits the project, typically on budget, configuration, location preference, purchase timeline and financing. Qualified leads are passed to sales; others are nurtured or closed.
CRM & Automation
Lead scoring
Lead scoring ranks each lead by its likelihood to convert, using signals such as budget fit, stated timeline, engagement, source and response behaviour. Sales teams call the highest-scoring leads first, and marketing uses the scores to judge campaign quality.
Performance Marketing
Lead-to-visit rate
Lead-to-visit rate is the percentage of enquiries that result in a completed site visit. It measures how effectively marketing and sales turn interest into attendance. Use a consistent lead cohort, deduplicate contacts and count completed visits separately from scheduled appointments so the rate reflects actual buyer engagement with the project.

M

Performance Marketing
Marketing attribution
Marketing attribution is the method used to assign credit for an enquiry, site visit or booking to the marketing interactions that preceded it. In real estate, several channels may influence the same household. A documented attribution rule makes reports comparable, while acknowledging that observed tracking cannot capture every offline conversation.
Performance Marketing
Meta lead form ads
Meta lead form ads collect enquiries through a form within Facebook or Instagram rather than sending the user to an external website. For developers, the form can capture contact details and project preferences. Its convenience should be evaluated alongside contactability, qualification and completed site visits, rather than raw lead volume alone.

O

Compliance
Occupancy certificate
An occupancy certificate is a document from the competent authority relating to permission to occupy a completed building under applicable local rules. It differs from project registration and a completion certificate. Developers should verify its scope and conditions before making possession or ready-to-move claims, especially where only part of a development is covered.
Performance Marketing
Offline conversions
Offline conversions are real-world outcomes, such as site visits and bookings, that are uploaded back to ad platforms like Meta and Google and matched to the ads that produced them, so the platforms optimise for buyers rather than form-fills.

P

Performance Marketing
Performance Max
Performance Max is a Google Ads campaign type that uses automated bidding and asset selection across multiple Google advertising channels. For real estate lead generation, its usefulness depends on clear conversion goals and reliable feedback about lead quality. It should be assessed against qualified enquiries and visits, with appropriate account controls.
Launch Campaigns
Pre-launch campaign
A pre-launch campaign is marketing that builds awareness and a list of interested buyers before a real estate project officially opens for bookings, often through expression-of-interest (EOI) registrations, teasers and early-access offers, within what the applicable RERA rules allow.

R

Compliance
RERA registration number
A RERA registration number identifies a real estate project registered with the relevant state or union territory authority. It helps buyers locate the public project record and check its disclosed details. Developers should use the number for the correct phase and authority, rather than treating registration as a blanket endorsement or guarantee.
Compliance
RERA-compliant advertising
RERA-compliant advertising is real estate marketing that follows the Real Estate (Regulation and Development) Act, 2016 and state RERA rules, typically displaying the project registration number and website, and avoiding false or misleading claims about approvals, amenities, timelines or returns.
Performance Marketing
Retargeting
Retargeting is advertising shown to people who have previously interacted with a business, such as visiting its website or engaging with a video. In real estate, it can answer the next question in a long buying journey. Audience availability depends on platform rules, consent, eligible data and the size of the audience.

S

CRM & Automation
Site visit no-show
A site visit no-show is a scheduled property appointment that the buyer does not attend and has not cancelled or rescheduled beforehand. Tracking no-shows helps developers distinguish appointment volume from completed visits. Record the reason where known, then offer a practical next step without treating every missed appointment as a lost buyer.
Launch Campaigns
Soft launch
A soft launch is a limited release of a registered property project’s marketing or sales activity before a wider campaign rollout. It lets developers test messaging, buyer questions and operational readiness with a smaller audience. The label does not create an exemption from RERA registration or advertising requirements applicable to the project.
AI Sales Agents
Speed to lead
Speed to lead is the time between a prospect submitting an enquiry and the first meaningful response from the business. In real estate, shorter speed to lead strongly improves contact rates and site visits, because buyers often enquire with several projects at once.
Launch Campaigns
Sustenance marketing
Sustenance marketing is the ongoing campaign activity that supports a property project after its initial launch period. It focuses on current inventory, construction progress and buyer questions rather than repeating launch excitement. Developers review enquiry quality, completed visits and available units to decide which messages, channels and budgets should continue.

U

CRM & Automation
UTM parameters
UTM parameters are labels added to a link to identify the source, medium and campaign that brought a visitor to a website. Developers use them to connect enquiries with marketing activity. They describe the link used, not the buyer’s complete journey, and should be preserved carefully when an enquiry enters the CRM.

V

Video & Creative
Virtual site tour
A virtual site tour lets a prospective buyer explore a property remotely through live video, recorded footage or an interactive view. For developers, it supports buyers who cannot travel immediately. The tour should disclose whether it shows current construction, a show flat or a proposed design, and should lead to an appropriate human conversation.

W

Video & Creative
Walkthrough video
A walkthrough video is a guided visual presentation of a property’s spaces, layout and amenities. It may use filmed footage, animation or a combination of both. Developers should identify the source of each scene and ensure viewers understand what exists today, what is a show-flat treatment and what remains proposed.
AI Sales Agents
WhatsApp funnel
A WhatsApp funnel is a lead journey where prospects start or continue the conversation on WhatsApp (through click-to-WhatsApp ads, website buttons or follow-up messages) and are qualified, informed and booked for visits within the chat.
